What is a co-broke? And why do they usually have a higher fee?
Brokers often obtain exclusive lists of properties. Sometimes the exclusive broker will share the listing with another broker (the co-broker) to help find a tenant for the property. How can there be NO FEE?
These days many buildings are paying the broker fees directly to the brokers, making it FREE for the renter. If you only want to see only NO FEE apartments make it clear to your broker that you only want to see their NO FEE listings.

Why would a broker give me a LOW FEE discount?
Leasing property in NYC is competitive. Brokers want to have a steady stream of quality prospects. When renters fill out their request form, we connect them with the most appropriate brokers, and the renter can choose one. Considerable time is saved, both for the broker and the renter. In addition we only add brokers to the program as demand requires. This policy ensures that brokers who join NYRentClub receive a sufficient number of prospective tenant referrals. Having the brokers offer a discount is similar to a retailer giving a discount to a bulk buyer. We increase brokers volume of business, and in exchange renters get a discount.

Are you a brokerage firm?
No. We are an online meeting point for real estate brokers and renters. We provide prospective renters with access to top quality brokers who will offer NO FEE and LOW FEE listings.

Is this website just a front for a particular brokerage firm?
No. Any broker from any firm can apply to join the NYRentClub program. If they receive excellent reviews and if demand is sufficient, we will add them. As long as the broker is providing great service, they can be part of NYRentClub.

Can agents join?
Yes. NYRentClub is an electronic platform that allows real estate professionals to market their skills and service as individuals.
Anyone with either an agent's license or a broker's license may join the site.

We use the word 'broker' throughout the site to mean both agents & brokers.

What happens after renters enter their details and search criteria?
The renter gets a list of all the brokers that match their search criteria. They can review the brokers' neighborhood specialties, the brokers' fees, and the brokers' ratings and reviews. They can see photos or even watch video intros from the brokers. Once the renter finds the right broker, they click to get connected. At this point, an email is sent to both the broker and the renter, and details are exchanged. Then the renter and broker coordinate meeting and finding the best apartment.

How do you guarantee the quality of service that the brokers provide?
Our members do. NYRentClub is a community of New Yorkers. Members can rate the brokers they have contact with. So you can search for a broker based on the rating they have been given by other NYRentClub members. Also, when we add a broker for the first time, we require at least three referrals.

What happens if a broker is not offering good service?
Renters will know from the broker's ratings and reviews. Brokers who don't give good enough service are dropped from NYRentClub.

Is it really free to join, for both renters and brokers?
Yes it is!

So how do you make any money?
Brokers can charge a maximum fee of 12% (many charge much less). If a transaction occurs from a NYRentClub connection, the broker pays us 1%, and they keep the rest.

Do you list the properties on the site?
No. This is a key difference between us and other services. Our goal is to connect renters with the right broker, right from the start.

Why don`t you list the properties on the site?
When renters do an online search for rentals, the vast majority of the time they do not ultimately rent the apartment they called about originally. Instead, the broker will show them other apartments, and the renter often rents one of those other apartments. Sometimes the apartment listed is just being used as an advertisement and never really existed. Sometimes the apartment isn't even available anymore. We dislike this bait and switch tactic, and we want to stamp it out. Knowing these patterns, we at NYRentClub think it makes more sense to find the right broker first.

NYRentClub is for renters who want a broker to do the work for them and for those brokers who want to do that work on behalf of those renters.

Can all the brokers see my details?
No. Your details are kept private until you chose to share them. A broker listed on NYRentClub only gets access to your contact details when you choose to be connected with that individual.

NYRentClub is a site where brokers list their services and renters select who they want. We don't do any selecting for you, we just provide you the platform to find a perfect broker. Renters have complete control of their information at all times!
